Fee Structure
A Transparent Approach to Custom Design
Our company's approach to design and architecture revolves around the fact that the homeowner, architect, and builder are a team. We're all striving to succeed in the same project with the same goals. Being as transparent as possible about scope, timeline, and budget are paramount.
Our initial Feasibility Study is commonly a fixed fee of $5,000.
Before you hire us for the study, let's meet for an initial consultation. This is our chance to listen to your goals and needs to ascertain if a Feasibility Study is a good first step. If so, we'll work together to develop a conceptual design through high-end 3D renderings, floor layouts, and a cost analysis. To accomplish this, we charge a fixed fee to cover our time.
Architectural drawings are commonly 4% of construction cost.
Most custom architecture firms start their designs through a fixed fee based on the percentage of construction costs (typically 10% to 12%). We'd like to more accessible than this high amount, so our standard fee is only 4%. Once we complete a successful Feasibility Study, we'll also apply the fee for the study to this percentage to further lower the costs. For smaller projects or very simple drawing sets, we'll sometimes agree to work at an hourly rate for drafting services.
The architectural fee includes the completion of conceptual designs before moving forward with drafting. We'll draw a complete set for bidding, permitting, and construction. The set commonly includes architectural plans, elevation drawings, section details, structural details, and an electrical layout. We'll work hand-in-hand with your builder to ensure they have all of the details they require for a thorough and accurate take-off and build.
We'd love to stay on-board for interior design at another 2%.
Builders love to see additional details for the interior. This may include selections for interior trim, doors, floor finishes, paint colors and wall finishes, lighting fixtures, plumbing fixtures, tile designs, etc. We can develop these details with you and include them in your drawing set.
One of our strong points is the design and facilitation of cabinetry and millwork. We can provide factory pricing for cabinets and built-ins through Custom Wood Products. Detailed drawings and samples will be developed as we can produce cabinets with any color, any door style, and any size for a perfect fit.
